Case Study

Sochi Olympic Village site development

Jones Lang LaSalle was instructed to develop a concept for a large scale mixed-use project for the Bazovy Element company, proposed to be an infrastructural part of the 2014 Olympic Games, with a total site area of approximately 220ha. This remarkable site includes the zone of a National Park and lakes system and borders with the Olympic Park site considered for construction of sports venues for the 2014 Winter Olympics.

Jones Lang LaSalle’s Strategic Consulting team performed a comprehensive real estate market analysis in the region, market testing of non-standard uses operators (entertainment parks, marinas, fitness centres, conference centres and exhibition halls), and financial analysis. Noting the unique and complicated nature of the project, we also analysed international experiences with similar projects. The Moscow Strategic Consulting team worked closely with Jones Lang LaSalle international offices and other experts.

Work results: we produced several development scenarios on pre-Olympic, Olympic and post-Olympic concepts of the Project, and recommended on Project zoning and phasing. The Project will include residential, retail, entertainment and hotel premises and marinas.

The total development area of the Project is about 1 million sq m.
