Warsaw Office Zebra TowerAchieving the first ‘LEED Gold’ for a new commercial building in Poland

In targeting its first LEED certification on a new office development in Warsaw, Austrian developer S+B Gruppe was taking a step into the unknown in terms of what was required and achievable. It sought the reassuring advice and leadership of Jones Lang LaSalle on whether to proceed and to then guide the development through to the targeted accreditation.

Following a comprehensive assessment of the certification needs, taking into account the rigorous mandatory requirements of a US code, and a detailed cost-benefit analysis of the projected work, the client was best informed on an eventual decision to proceed. From providing technical input on the proposed designs to advising the development’s other consultants and contractors on every requirement (they had no experience of LEED), we were pivotal in ensuring that each LEED standard was addressed and also in submitting the extensive volume of necessary data and evidence for certification.

The eventual result was a ‘core and shell standard’ LEED gold certification for the Zebra Tower, which as well as being a ‘first’ for a building in Poland, became a key factor in the almost 100% leasing of the building and also the eventual price achieved when the building was sold to Union Investment.
