CHALLENGE

Hermes Real Estate is one of the largest real estate managers in the UK, with in excess of £5.8 billion of gross assets under management (as at 31st March 2010). Upstream Sustainability Servies has had a retainer relationship with Hermes since 1997 and has provided extensive support to the company in developing and delivering its Responsible Property Investment (RPI) strategy.

SOLUTION

  • The Third Dimension asset and portfolio risk mapping
  • integration of sustainability in to processes throughout property life-cycle, working with asset managers and fund managers to influence investment decisions.
  • Extensive monitoring of asset performance

RESULTS

  • First institutional investor to include green lease clauses in a standard lease
  • Portfolio achieved a 3.5% reduction in CO2 between 2008 and 2009, a saving of £330,000
  • Only 7% waste sent direct to landfill, saving £330, 000 in landfill tax.
