Les Quatre Temps was acquired by Unibail Rodamco in 1992 and is situated in Paris. It has 233 shops and a Cinema. The Centre has a GLA of 136,900m2 and an annual footfall of 44.2 million. The foodservice offer is composed of 61 units. It is considered to be the benchmark within Paris and JLL were brought in to keep the Centre ahead of any competition.
The Client proposed two design proposals for the Centre, which involved the extension of the area over the current Toys ‘R’ Us store (due to open at the end of 2014) and an entirely new extension to the Centre, due to open in 2016. Using our extensive knowledge and background in shopping centres, we provided our comments and recommendations on the plans, displaying potential for a positive increase in foodservice space overall for the Centre.
JLL spent time at Les Quatre Temps, undertaking a full foodservice review to gain an understanding of the current foodservice mix. This provided us with an understanding of what is current, what was being used and what could be missing.
In addition to the initial brief, the Client requested additional work from JLL, which comprised of a comprehensive foodservice competition survey of all public facing foodservice and foodservice in offices, within a 15 minute radius of Les Quatre Temps.
Taking on board the plans provided to us by the Client team, we were able to deliver our recommendations on the proposals as well as advice on the feasibility of the plans going forward, such as increasing the amount of foodservice space and pushing back of unit frontages to create clear sightlines for customers and signage.
